FAQs

Common Questions About Property Finance

Are you regulated?
Yes we are fully authorised and regulated by the FCA, our FCA number is 815900.
What does a property finance broker do?
A property finance broker works with clients to help them buy, renovate, build or convert residential and commercial properties. Acting as the intermediary between clients and lenders, our team of brokers work as a trusted partner to support ambitious professionals with the right financing solution.

What type of property loans do you arrange?
Finspace specialises in development finance, bridging loans, acquisition funding for commercial and residential properties, and re-financing. For more information, take a look at our services or get in touch with us via call or email.
How quickly can you arrange a bridging loan?
Speed varies depending on the complexity of the case, but straightforward bridging loans can complete in as little as 5–10 working days. Development finance typically takes longer given the due diligence involved. The faster you can provide the information we need — valuations, planning status, background details — the faster we can move. Our myFinSpace portal also helps speed up the process by letting you upload documents and track your case in real time.
Can I get finance if I'm a first-time developer?
Yes — we work with first-time developers as well as experienced professionals. Lenders will look carefully at the strength of your project, your professional team (architect, contractor, planning status) and your personal financial background. As a first-time developer you may face a slightly more restricted lender panel and potentially higher rates, but there are lenders who specialise in supporting new entrants to the market. We'll be upfront with you about what's achievable from the outset.
What happens if my application is declined by a lender?
Finspace's value lies in assessing your case thoroughly before it ever reaches a lender — we only present to lenders whose criteria your case genuinely meets. Our relationships with lenders give us direct access to decision makers who can help sense-check a case early, saving both you and the lender time and effort. That said, rejections can still happen — sometimes additional information surfaces during underwriting that changes the picture. When that happens, it's not a dead end. The detail that comes to light actually arms us with more information to refine the presentation before approaching the next lender on your behalf.
Do you charge fees?
Our fees and charging structure will always be outlined to you in our first contact. We are generally compensated by the lenders on our panel; however, for loans under £200k for bridging and development finance, a brokerage fee may be applied. Our fee for all commercial mortgage enquiries roughly begins at £995.
What is the application process like?
Step 1: An initial consultation in which we gather the necessary information about you, your background, and the project for which funds are required.

Step 2: We take that information and apply our years of experience and knowledge to narrow down suitable lenders and solutions.

Step 3: We negotiate preliminary terms with prospective lenders and then present these options to you.

Step 4: We will discuss the pros and cons of each lender and we can decide between us which solutions we wish to pursue.

Step 5: We further negotiate the overall package, including pricing, loan structure, loan covenants, timing, documentary requirements, and so on.

Step 6: We present you with the best solution, and you decide whether or not to proceed.

Step 7: If you decide to proceed with an application, we will agree on engagement terms, and our team will then manage the entire process from there.

Step 8: Completion - once all legalities have been finalised the funds are released to the borrower.
How many lenders do you have access to?
The actual number is always changing, but it would typically be more than 130 different lenders across all UK sectors. The majority of lenders we work with are registered and regulated by the Financial Conduct Authority, and all are reputable providers. As brokers, we can look on your behalf to help connect you to the right lenders for your individual case, presenting you in the best light so you can have the most successful outcome.
Can you suggest solicitors?
We have a compelling panel of fully accredited solicitors who are experts in UK property law, with a breadth of knowledge and responsiveness to bridging and development. We are not compensated for recommending them, but we are committed to providing you with excellent, straightforward service, and we work best when we collaborate with solicitors we know. If you have any questions about our solicitors, please get in touch.
Who are your clients?
From ambitious first-timers, seasoned developers, investors, business owners and HNWIs, our client base is broad and covers most of the UK.
What information do I need to provide to get a quote?
For an initial indicative quote, we typically need: the property address or type, the loan amount required, the purpose of the loan (purchase, refinance, development etc.), the expected loan term, and a brief overview of your experience and exit strategy. The more detail you can provide upfront, the more accurate our initial terms will be. You can get started quickly through our myFinSpace portal or simply give us a call.
How do you get paid, and is there any obligation to proceed?
We are transparent about how we are remunerated from the outset. In most cases we are paid a commission by the lender on completion — this is disclosed to you before you proceed. For certain loan types, a broker fee may also apply (as outlined in our fees question above). There is no obligation to proceed at any stage — we will present your options and you decide whether and when to move forward. We never charge for an initial consultation.
