Building an extension is a journey. Here is how to evaluate your way through costs, plans, and more with our beginner’s guide. Your extension or refurbishment journey will be unique to you and your home, so it is important to plan and manage it well for it to be successful. Each extension has its criterion, whether you opt for a wrap-around extension, or a glazed single or two-storey extension, but there are some key details to get right, whatever your project is.

Cost of an Extension Per Square Meter

In short, build costs per m2 will vary from project to project. This cost of house extension guidance is by no means final, but it will give you an approximate figure in which to help you move forward.

Let’s start by saying that this blog focuses on projects in London and the South East.  Labor costs and some materials will vary depending on where you are in the country. However, those of you outside London and the South East can still benefit from reading this, and we’re sure you will gain some valuable tricks on what your house extension or refurbishment estimated cost will be.

Starting from scratch….

Before building an extension make sure you’re aware of construction news locally and globally that might affect your extension project – from materials to trades and changes in planning.

2022 Updates – House Extension Estimation

  • For a single-storey new extension, the price range can be around anywhere from £2,000 – £3,000 per m2, additional floor area. The minimum range would be a basic construction with UPVC windows/doors. The high range would be expensive. Note that small extensions like side return extensions will be a much higher £/m2 rate.
  • For an additional storey new extension, the price range can be around £1,200 – £1,600 per m2 additional floor area. When building a second storey, you no longer have the groundwork costs, which can be considerable.
  • For major structural refurbishment, the price range can be around £3,000 – £10,000 per opening.
  • For loft conversion the price range can be around £1,500 – £2,500 per m2 of additional floor space (above 1500mm ceiling height). The cost of this project will eventually increase with the complexity of the project.
  • For the new bathroom, the price range depends upon the design and wares you use. Likewise, it goes for a kitchen refurbishment.

All in all, the build cost will depend upon several different matrices including the complexity of design, the extent of structural works, and the level of fixtures. Always ask experts to conduct due to thoroughness on your timescale and budget consideration.
