Questions
Mortgage Finance for Landlords, Portfolio Investors and Limited Companies
A buy-to-let mortgage is a loan secured against a residential property you intend to rent out. It works differently from a standard residential mortgage: lenders assess affordability primarily based on expected rental income rather than your personal earnings, and minimum deposits are typically higher — most lenders require at least 25%.
Most buy-to-let mortgages are not regulated by the Financial Conduct Authority (FCA). The exception is consumer buy-to-let, which applies where the borrower or a close family member has previously lived or intends to live in the property — in those cases, the FCA’s consumer mortgage rules apply.
Borrowers can choose between interest-only and repayment structures. Interest-only is the most common choice for landlords, as it keeps monthly costs lower and maximises cash flow, with the capital repaid at the end of the term through sale or refinancing. Repayment mortgages build equity over time but result in higher monthly outgoings.
BTL mortgages are available to individual landlords, limited companies (SPVs), and portfolio landlords. We work across the full market to match you with the most suitable lender and product for your investment strategy.

Common Questions & Answers
What is a buy-to-let mortgage?
A buy-to-let mortgage is a loan secured against a residential property that you intend to rent out rather than live in. Lenders assess affordability primarily on the expected rental income from the property, rather than your personal earnings. Most buy-to-let mortgages are not regulated by the FCA — they are investment products rather than consumer mortgages. Minimum deposits are typically 25%, and both interest-only and repayment structures are available.
How much deposit do I need for a buy-to-let mortgage?
How is affordability calculated on a buy-to-let mortgage?
Most buy-to-let lenders use a rental coverage ratio to assess affordability. Typically, the expected monthly rent must cover 125–145% of the monthly mortgage interest payment, depending on your tax status and whether the property is held personally or via a limited company. Some lenders also offer top-slicing, where they use your personal income to bridge a shortfall between the rental income and the required coverage level. We can help you understand what you are likely to be able to borrow before you apply.
Can I get a buy-to-let mortgage through a limited company?
Yes. Many landlords hold investment properties in a limited company or special purpose vehicle (SPV) for tax and structuring reasons. Limited company BTL mortgages are widely available, though not all lenders offer them and rates can differ from personal ownership products. We work with a range of specialist lenders who offer limited company BTL mortgages and can help you compare the overall cost and structure of personal versus company ownership.
